Three stages, three different deliverables.
Stage 01Concept design
Explores what the building could be: arrangement, massing, orientation, character. Loose enough to change, precise enough to test.Used by: client, planners
Stage 02Planning documentation
The drawings an authority needs to assess the proposal: site plan, plans, elevations, sections, schedules and the compliance information the jurisdiction requires.Used by: authorities, certifiers
Stage 03Working drawings
Dimensioned, coordinated, specified drawings for construction. Every wall, opening, level and junction resolved so the site does not have to guess.Used by: builders, trades, estimators
Why it matters
Bringing structure, detailing and estimating into the architectural process early means the planning set already reflects a buildable structure, and the working drawings do not need to be redrawn when engineering arrives.
Common questions
Can you take over a design another architect started?
Yes, with the original author's documentation and the appropriate permissions. We confirm the state of the design and scope before continuing.
Do you do 3D and visualisation?
3D modelling is part of our design development process. Rendered visualisation is quoted as a separate deliverable.
